El comprador no tiene derecho a realizar ning\u00fan cambio. Esto tambi\u00e9n se conoce como contrato de <em>adhesion<\/em>.<\/h5><\/li><\/ol><ol start=\"2\"><li><h5><strong>Per\u00edodo de rescisi\u00f3n. <\/strong>El comprador dispone de quince (15) d\u00edas naturales a partir de la fecha de firma del contrato para rescindirlo (sin penalizaci\u00f3n por rescisi\u00f3n o anulaci\u00f3n) y declararlo nulo. En Florida, este es un derecho establecido por la ley.<\/h5><\/li><\/ol><ol start=\"3\"><li><h5><strong>El contrato no es transferible.<\/strong> La propiedad no puede venderse ni transferirse a terceros. <em>antes<\/em> la construcci\u00f3n final y la formalizaci\u00f3n de la escritura, a menos que usted tenga <em>del desarrollador<\/em> consentimiento.<\/h5><\/li><\/ol><ol start=\"4\"><li><h5><strong>Plazos de pago.<\/strong> La mayor\u00eda de los proyectos siguen normas de pago. Estas normas pueden variar en algunos desarrollos.<\/h5><\/li><\/ol><ul><li><h5>10 % al firmar el contrato<\/h5><\/li><\/ul><ul><li><h5>10 % en los primeros 60-90 d\u00edas tras el primer dep\u00f3sito.<\/h5><\/li><\/ul><ul><li><h5>10 % al inicio de la construcci\u00f3n<\/h5><\/li><\/ul><ul><li><h5>20 % cuando se haya completado la mitad de la construcci\u00f3n del edificio (por ejemplo, la planta 30, cuando el edificio tenga 60 plantas).<\/h5><\/li><\/ul><ul><li><h5>50 % el d\u00eda en que se formalice la escritura de la propiedad (d\u00eda del cierre).<\/h5><\/li><\/ul><ol start=\"5\"><li><h5><strong>Sin contingencia financiera<\/strong>Si el comprador solicit\u00f3 un pr\u00e9stamo para el pago final del proyecto y no se le ha concedido en el momento del cierre, y el comprador no dispone del dinero en efectivo, <em>el desarrollador<\/em> tiene derecho a quedarse con todo el dinero que ya se le ha entregado. Sin embargo,en la pr\u00e1ctica, <em>el desarrollador<\/em> suele recomendar diferentes entidades crediticias para facilitar este proceso.<\/h5><\/li><\/ol><ol start=\"6\"><li><h5><strong>Incumplimiento de contrato<\/strong>. If <em>el desarrollador<\/em> incumple el contrato, deber\u00e1 notificarlo por escrito al comprador o compradores y dispondr\u00e1 de siete (7) d\u00edas para subsanar el incumplimiento. Los compradores tienen derecho a reclamar su dep\u00f3sito, con intereses, si <em>el desarrollador <\/em>no cumple.<\/h5><\/li><\/ol><ol start=\"7\"><li><h5><strong>Costos de cierre.<\/strong> Los costes que se deben pagar al firmar la escritura de la propiedad en nombre del comprador variar\u00e1n, dependiendo de si se trata de una transacci\u00f3n en efectivo o si implica financiaci\u00f3n.<\/h5><\/li><\/ol><ul><li><h5><strong><em>En efectivo:<\/em> <\/strong>Entre el 3 % y el 4 % del precio de compra, lo que incluye:<\/h5><\/li><\/ul><ol><li>Entre el 1,75 % y el 2 % para el promotor.<\/li><li>1,75 % a 2 % para el promotor inmobiliario.
