Si en tu mercado no tienes acceso a esta informaci\u00f3n, es recomendable buscar la asesor\u00eda de un corredor experto.<\/h5><\/li><li><h5>El desear rentar $100 por encima de mercado puede hacer que la unidad pase meses sin rentarse, lo cual a la larga genera p\u00e9rdidas financieras mayores.<\/h5><\/li><\/ul><h3><strong>2.-El mercado de renta no tiene una relaci\u00f3n directa al mercado de compra<\/strong><\/h3><ul><li><h5>Es muy com\u00fan escuchar de clientes que debemos subir las rentas porque el condominio (expensas\/administraci\u00f3n) han subido o porque se han hecho reparaciones o simplemente porque el valor de las propiedades de compra\/venta ha subido. Sin embargo, los precios que los inquilinos pagan no tienen una directa relaci\u00f3n con los gastos del due\u00f1o, estos precios corresponden a un mercado bien espec\u00edfico de renta en una ciudad, comunidad, sub-comunidad o edificio.\u00a0<\/h5><\/li><\/ul><h3><strong>3.-Considera renovar contratos\u00a0<\/strong><\/h3><h5>Si bien es cierto que hay varios elementos a tomar en cuenta a la hora de renovar el contrato con un inquilino, desde el punto de vista financiero, renovar suele ser la mejor decisi\u00f3n, con la renovaci\u00f3n estar\u00edas evitando costos tales como:<\/h5><ul><li><h5>Mejoras a la propiedad para colocar de nuevo en el mercado (pintura, limpiezas alfombras, etc.)<\/h5><\/li><li><h5>Tiempo en conseguir inquilino, precalificarlo, negociar contrato y fase de aplicaci\u00f3n de asociaci\u00f3n suele traducirse en semanas o meses sin generar ingresos<\/h5><\/li><li><h5>Comisiones pueden ser mayores en un primer contrato que en renovaciones<\/h5><\/li><\/ul><h3><strong>4.-Si el inquilino es bueno, trata de mantenerlo<\/strong><\/h3><ul><li><h5>Uno de los elementos m\u00e1s delicados de las propiedades de renta es la relaci\u00f3n con el inquilino. Si la persona paga a tiempo, mantiene bien la propiedad, no molesta constantemente por reparaciones menores y no recibes quejas de los vecinos ni de la asociaci\u00f3n constantemente, es un excelente candidato para renovar y mantenerlo contento.\u00a0<\/h5><\/li><li><h5>Es muy com\u00fan como due\u00f1o insistir en aumentar la renta y estar dispuesto a salir de \u201cbuenos inquilinos\u201d por no lograr un acuerdo en el incremento, sin embargo, antes de salir de un buen inquilino siempre piensa que es una loter\u00eda quien ser\u00e1 tu pr\u00f3ximo arrendatario.<\/h5><\/li><\/ul><h3><strong>5.-Evaluar al inquilino<\/strong><\/h3><h5>Algunos aspectos a considerar:<\/h5><ul><li><h5>Prueba de ingresos: solicitar soporte donde demuestre que podr\u00e1n cubrir los pagos de la propiedad, tales como:<\/h5><ul><li><h5>\u00faltimos recibos de n\u00f3mina o ingresos (w2 o 1099)<\/h5><\/li><li><h5>\u00faltimas declaraciones de impuestos<\/h5><\/li><li><h5>estado de cuentas bancarias.\u00a0<\/h5><\/li><\/ul><\/li><li><h5>Reporte de cr\u00e9dito:\u00a0<\/h5><ul><li><h5>solicita un reporte de cr\u00e9dito para ver el historial de c\u00f3mo ha pagado sus cuentas, en Estados Unidos puedes utilizar como referencia:<\/h5><ul><li><h5>menos de 579 (malo) en el 20% m\u00e1s bajo de la naci\u00f3n<\/h5><\/li><li><h5>580 a 669 (justo) por debajo del promedio de la naci\u00f3n<\/h5><\/li><li><h5>670 a 739 (bueno) promedio de la naci\u00f3n<\/h5><\/li><li><h5>740 a 799 (muy bueno) en el top 40% de la naci\u00f3n<\/h5><\/li><\/ul><\/li><li><h5>800 o m\u00e1s (excepcional) en el 20% m\u00e1s alto de la naci\u00f3n<\/h5><\/li><li><h5>Cabe destacar que si la persona es extranjera y no tiene social security number, no tendr\u00e1 reporte de cr\u00e9dito<\/h5><\/li><li><h5>Es importa determinar en el reporte si ha tenido alg\u00fan tipo de desalojo<\/h5><\/li><\/ul><\/li><li><h5>Reporte Policial: proporciona tranquilidad saber que esta persona no tiene ning\u00fan antecedente policial. Es un tr\u00e1mite muy f\u00e1cil y r\u00e1pido de conseguir.\u00a0<\/h5><\/li><li><h5>Referencias de antiguos propietarios donde ha vivido la persona: puede ser una carta, o colocar la informaci\u00f3n en la planilla de aplicaci\u00f3n donde indique el tel\u00e9fono de manera que podamos llamar y pedirle las referencias. Si bien son referencias telef\u00f3nicas nos dan un importante feedback,\u00a0<\/h5><\/li><li><h5>Recuerde tambi\u00e9n que si su propiedad se encuentra en un condominio el cual necesita aprobaci\u00f3n antes de que su inquilino se mude, la persona tambi\u00e9n pasar\u00e1 por este filtro lo cual le dar\u00e1 a usted doble protecci\u00f3n. Sin embargo, no por esto debemos dejar de solicitar todo lo anterior para nuestra seguridad y tambi\u00e9n para la de nuestra
