A medida que la construcci\u00f3n va avanzando los precios suelen ir incrementando al igual que los dep\u00f3sitos. Sin embargo, no todos los desarrollos tienen la misma estructura y muchos tienen incentivos o atractivos durante las diferentes etapas de la construcci\u00f3n<\/h5><ul><li><h5>1era. etapa es conocida como \u201creserva\u201d en la cual se manifiesta la intenci\u00f3n de adquirir un \u201cestilo\u201d de unidad en un \u201crango de precio\u201d y se reserva con s\u00f3lo un 10%.\u00a0<\/h5><\/li><li><h5>2da. etapa es conocida como \u201ccontrato\u201d en la cual se reserva una unidad espec\u00edfica con un precio espec\u00edfico. Con la firma de este contrato y un dep\u00f3sito equivalente al 20% comienzan a contar los 15 d\u00edas de cancelaci\u00f3n.<\/h5><\/li><li><h5>3era. etapa, conocida como \u201cground breaking\u201d, en donde comienza la construcci\u00f3n y solicitan otro dep\u00f3sito.<\/h5><\/li><li><h5>4ta. etapa suele ser al alcanzar la mitad del edificio (s\u00f3lo exteriores)<\/h5><\/li><li><h5>5ta. etapa suele ser al terminar el \u00faltimo piso (s\u00f3lo exteriores)<\/h5><\/li><li><h5>6ta. etapa,\u00a0es el cierre de la transacci\u00f3n.<\/h5><\/li><\/ul><h3><strong>T\u00e9rminos que debes conocer antes de comprar en pre-construcci\u00f3n \u00a0<\/strong><\/h3><h5><strong>1.-Contrato Unilateral\u00a0<\/strong><br \/>El Developer (Desarrollador) es quien redacta el contrato y establece todas las reglas, el comprador no tiene derecho a hacer ning\u00fan cambio.<\/h5><h5><strong>2.-Per\u00edodo de cancelaci\u00f3n\u00a0<\/strong><br \/>Dentro de este per\u00edodo (15 d\u00edas a partir de la firma del contrato), el comprador tiene derecho (seg\u00fan la ley de La Florida) a cancelar el contrato si no est\u00e1 de acuerdo con alguna de las cl\u00e1usulas del mismo, sin penalidad alguna.<\/h5><h5><strong>3.-No es transferible\u00a0<\/strong><br \/>El contrato se hacen a nombre del comprador o a nombre de una compa\u00f1\u00eda donde este comprador es 100% due\u00f1o. La propiedad no se puede vender ni transferir a una tercera persona antes de finalizada la obra y ejecutada la escritura de la propiedad, a no ser que tenga el consentimiento del Developer (Desarrollador)<\/h5><h5><strong>4.-Forma de pago\u00a0<\/strong><br \/>En la mayor\u00eda de los proyectos se sigue un est\u00e1ndar de pagos, pudiendo ser diferentes en algunos desarrollos.<\/h5><ul><li><h5>10% a la firma del contrato<\/h5><\/li><li><h5>10% entre los 60 -90 d\u00edas despu\u00e9s del primer dep\u00f3sito<\/h5><\/li><li><h5>10% al inicio de la construcci\u00f3n\u00a0<\/h5><\/li><li><h5>20% a mitad de la construcci\u00f3n del edificio (piso 30 si tiene 60 pisos)<\/h5><\/li><li><h5>50% el d\u00eda de la escritura de la propiedad (d\u00eda del cierre)<\/h5><\/li><\/ul><h5><strong>5.-Financiamiento sin contingencia\u00a0<\/strong><br \/>Si para el pago final del proyecto el comprador solicit\u00f3 un pr\u00e9stamo y \u00e9ste no\u00a0le es otorgado al momento del cierre, y no dispone del efectivo, el desarrollador tiene derecho a quedarse con el total del dinero entregado a la fecha. En la pr\u00e1ctica el Desarrollor sugiere a diferentes prestamistas para facilitar este proceso.<\/h5><h5><strong>6.-Incumplimiento de contrato por parte del Desarrollador<\/strong><br \/>Si llegara a presentarse incumplimiento por parte del Developer (Desarrollador), este deber\u00e1 notificar por escrito a los compradores, teniendo un plazo de 7 d\u00edas para solucionarlo, de no cumplirse los compradores estar\u00edan en todo su derecho en reclamar su dep\u00f3sito con intereses.\u00a0<\/h5><h5><strong>7.-Tiempo de entrega<\/strong><br \/>Puede ser de 2 a 3 a\u00f1os si se firma el contrato de compra al inicio del proyecto, este tiempo puede ser menor dependiendo de la etapa en que se encuentra el proyecto en el momento de la compra. Tambi\u00e9n influye, en el tiempo de entrega, los acabados con los que se entregan las unidades.<\/h5><h5><strong>8.-Acabados<\/strong><br \/>Es importante asegurarse de las condiciones de entrega ya que esto influye significativamente en la inversi\u00f3n final;\u00a0sin embargo, el \u201cstandard\u201d en el sur de la Florida es que los proyectos sean entregados, as\u00ed:<\/h5><ul><li><h5>\u201cDecorator ready\u201d, lo que se conoce como \u201clisto para decorar\u201d y significa que lo entregan sin pisos y sin pintura.\u00a0<\/h5><\/li><li><h5>equipados con equipos electrodom\u00e9sticos<\/h5><\/li><li><h5>equipados con gabinetes de cocina<\/h5><\/li><li><h5>Ba\u00f1os completos con y sin pisos.<\/h5><\/li><\/ul><h5><strong>9.-\u00bfC\u00f3mo estimar los costos de cierre al comprar una pre-construcci\u00f3n?\u00a0<\/strong><br \/>Los gastos a pagarse en el momento que se realiza la escritura de la propiedad var\u00edan si la transacci\u00f3n es\u00a0de contado o financiada:\u00a0<\/h5><ul><li><h5>De contado entre 3% y 4% del precio de compra:<\/h5><ul><li><h5>Developer\u2019s Fee 1.75% a 2%\u00a0<\/h5><\/li><li><h5>Contribuci\u00f3n al condominio de 2 meses<\/h5><\/li><li><h5>Estampillas de documentaci\u00f3n en el traspaso<\/h5><\/li><li><h5>T\u00edtulo de la p\u00f3liza de seguros del propietario<\/h5><\/li><li><h5>Otros costos de transferencia<\/h5><\/li><\/ul><\/li><li><h5>Financiado entre 6% y 7% del precio de compra:<\/h5><ul><li><h5>Developer\u2019s Fee 1.75% a 2%<\/h5><\/li><li><h5>Contribuci\u00f3n al condominio de 2 meses<\/h5><\/li><li><h5>Estampillas de documentaci\u00f3n en el traspaso<\/h5><\/li><li><h5>T\u00edulo de la p\u00f3liza de seguros del propietario<\/h5><\/li><li><h5>Registro y emisi\u00f3n de hipoteca<\/h5><\/li><li><h5>Comisi\u00f3n del prestamista\u00a0<\/h5><\/li><li><h5>Otros costos de transferencia<\/h5><\/li><\/ul><\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<\/div>","protected":false},"excerpt":{"rendered":"<p>\u00bfC\u00f3mo influyen las etapas en el precio?
